Owner financing · San Antonio

Own a San Antonio home without a bank loan.

Bexar County is home base for us. If you can afford the payment but the bank's paperwork says otherwise, let's talk — you get the deed at closing, not a lease.

You get the deed at closing Qualified by a licensed RMLO No obligation to apply
The short version

Not a rental. Not rent-to-own.

Owner financing is a purchase. Here's what that means for you:

Your name goes on the deed the day you close
You build equity as the balance comes down
You can improve, paint, and make it yours
You can refinance or pay it off with no penalty

San Antonio is where we live and where we buy the most, so it's where we can help the most people. It's also a market practically built for owner financing: a huge self-employed workforce, a big military and veteran population moving in and out, and a lot of solid, affordable housing stock on the South Side, the East Side, and out toward Converse, Kirby, and Universal City.

We hear the same story constantly. Someone has been paying rent in Northwest Side or near Lackland for six years without missing once, runs their own HVAC or landscaping business, and gets declined because their Schedule C write-offs make their income look like a fraction of what it really is. That's exactly the buyer owner financing was made for.

When we take on a house in Bexar County and terms make more sense than a cash sale, it goes to our list first. Tell us the parts of town and school districts that work for your family — Northside ISD, Judson, East Central, North East ISD — and we'll reach out when something fits rather than making you refresh a listings page.

Every buyer is qualified by a licensed Residential Mortgage Loan Originator and every closing happens at a San Antonio title company. You take title the day you close. If a conventional loan is actually within your reach, we'll tell you to take it — a bank will beat our terms and we'd rather be honest than get a deal.

Who this is for

Good income. Wrong paperwork.

Most people we help could comfortably afford the house. The bank's checklist just doesn't have a box for their situation.

Self-employed or 1099Your tax returns show write-offs that make a bank say no, even though your real income supports the payment.
A credit event in the rear-viewA past foreclosure, bankruptcy, medical collection, or divorce that a bank still counts against you.
Thin or non-traditional creditNew to the country, new to credit, or you simply pay cash for everything and have little history to show.
Timing that doesn't fit a bankYou'll qualify conventionally before long, but you don't want to wait a year or two to stop renting.

And who it isn't for

Owner financing isn't a way around qualifying — it's a different way of qualifying. If you have no down payment saved, or no income you can document in any form, we won't be able to help yet, and we'll tell you that honestly rather than string you along. If a conventional loan is within reach, take it: a bank will almost always beat our terms, and we'll say so.

Start to finish

How owner financing works

The same closing you'd have with a bank — without the bank.

Tell us your criteria

Areas, size, down payment, and the payment you're comfortable with. It takes about two minutes.

We match you to a home

When a property fits what you told us, you hear from us before it's advertised anywhere.

An RMLO qualifies you

A licensed loan originator reviews your ability to repay and sets the terms. This is a real qualification, not a rubber stamp.

You close and get the deed

You sign at a title company and take ownership. You're on the deed from day one — this is a purchase, not a rental.

You pay through a servicer

Payments go to a licensed servicing company that tracks your balance and provides statements and year-end tax documents.

Refinance when you're ready

Many buyers move into a conventional loan later. There's no penalty for refinancing or paying off early.

Submitting this form is not a loan application and does not obligate you to anything. We're a real estate investment company selling homes we own — we are not a bank, a mortgage broker, or a lender. Every owner-finance buyer is qualified by a licensed Residential Mortgage Loan Originator, and all terms depend on the specific property and on that approval. Equal Housing Opportunity.

Straight answers

Questions people actually ask

What is owner financing?

Instead of you borrowing from a bank to pay us, we sell you the home and carry the financing ourselves. You get the deed and become the owner at closing, and you make your monthly payments to a servicing company rather than to a mortgage lender. In San Antonio, the paperwork is handled at a title company just like any other closing.

Is this rent-to-own or a lease option?

No, and the difference matters. With a lease option you are still a tenant and you do not own anything until you exercise the option. With owner financing you take title at closing, you are on the deed, and you build equity as you pay down the balance. It is a purchase, not a rental.

Do I still have to qualify?

Yes. A licensed Residential Mortgage Loan Originator reviews every buyer and originates the loan, exactly as required for a home you will live in. The review looks at your ability to repay rather than only at a credit score, which is why buyers who get turned down by banks often still qualify here.

What do I need to get started?

A down payment, income you can document in some form, and a willingness to go through the qualification process. We do not publish set terms because they depend on the individual property and on what the RMLO approves, so the honest answer is that it varies. Tell us your situation and we will tell you straight whether we can help.

Can I refinance into a normal loan later?

Most of our buyers plan to. Because you own the home and your payment history is reported through the servicer, owner financing can be a bridge that gets you into the house now and into conventional financing later. There is no prepayment penalty for refinancing or paying us off early.

How many homes do you have available right now?

It changes constantly, and often a home is spoken for before it is ever advertised. That is exactly why the list exists. When you tell us your areas and your budget, we contact the people whose criteria match as soon as a property comes available.
