Houston may be the best owner-finance market in the state, simply because of who lives here. Independent contractors in energy and construction, owner-operator truck drivers, restaurant and small-business owners, and a large immigrant community building credit from scratch — enormous numbers of capable buyers whose paperwork doesn't match their actual ability to pay.
The metro's size works in your favor too. Between Harris, Fort Bend, and Montgomery counties there's real inventory at real prices, from the Third Ward and Acres Homes to Pasadena, Channelview, Spring, Humble, and out past Katy. More houses means more chances that something matches what you told us you need.
One Houston-specific thing worth raising: flooding. Any home we sell you, we'll tell you plainly what we know about its flood history and its flood zone, and you should factor insurance into the payment you're comfortable with. We'd rather you buy a house you can actually keep than one that stretches you the first time a storm comes through.
A licensed Residential Mortgage Loan Originator qualifies every buyer, and you close at a Houston-area title company and take the deed that day. Tell us your areas, your commute, and your school district on the form, and you'll hear from us when a match comes up.

Owner financing isn't a way around qualifying — it's a different way of qualifying. If you have no down payment saved, or no income you can document in any form, we won't be able to help yet, and we'll tell you that honestly rather than string you along. If a conventional loan is within reach, take it: a bank will almost always beat our terms, and we'll say so.

What is owner financing?
Instead of you borrowing from a bank to pay us, we sell you the home and carry the financing ourselves. You get the deed and become the owner at closing, and you make your monthly payments to a servicing company rather than to a mortgage lender. In Houston, the paperwork is handled at a title company just like any other closing.
Is this rent-to-own or a lease option?
No, and the difference matters. With a lease option you are still a tenant and you do not own anything until you exercise the option. With owner financing you take title at closing, you are on the deed, and you build equity as you pay down the balance. It is a purchase, not a rental.
Do I still have to qualify?
Yes. A licensed Residential Mortgage Loan Originator reviews every buyer and originates the loan, exactly as required for a home you will live in. The review looks at your ability to repay rather than only at a credit score, which is why buyers who get turned down by banks often still qualify here.
What do I need to get started?
A down payment, income you can document in some form, and a willingness to go through the qualification process. We do not publish set terms because they depend on the individual property and on what the RMLO approves, so the honest answer is that it varies. Can I refinance into a normal loan later?
Most of our buyers plan to. Because you own the home and your payment history is reported through the servicer, owner financing can be a bridge that gets you into the house now and into conventional financing later. There is no prepayment penalty for refinancing or paying us off early.
How many homes do you have available right now?
It changes constantly, and often a home is spoken for before it is ever advertised. That is exactly why the list exists. When you tell us your areas and your budget, we contact the people whose criteria match as soon as a property comes available.
